City vs suburb: Buyers face paying double in Brighton property boom

With house prices booming in Brighton, the average buyer can now save half as much money getting their foot on the ladder outside the city in areas such as Peacehaven.

According to Zoopla, in the last 12 months the average sold price for a property in Brighton is £758,404, yet just 15 minutes away in Peacehaven, the average sold price is just £344,529.

For a semi-detached home specifically, the average buyer could save £207,000 purchasing this type of home in Peacehaven compared to Brighton.

Meanwhile, a terraced home is over £270,000 more expensive in Brighton than Peacehaven.

With Brighton ranked among the most expensive cities in the UK for first-time buyers, Barratt Homes is encouraging aspiring homeowners to look at areas outside of major cities to get extra value and space for their money.

Alex Dowling, Head of Sales and Marketing at Barratt David Wilson Southern Counties, said: “Young professionals and families being priced out of Brighton are looking further afield to get their foot on the property ladder. As a result, areas such as Peacehaven and Newhaven have seen increased demand from first time buyers.

“Ranking amongst the most expensive cities in the UK, Brighton is at risk of fast becoming as unaffordable as London. Moving less than seven miles out of Brighton gives buyers access to larger properties with more green space and amenities, including parking spaces and electric vehicle charging ports, which simply would not be available at an accessible price point in the BN postcode.”

Brett Ransley, Branch Manager at Phillip Mann, said: “Since the pandemic, we have seen a shift in attitude from first time buyers who commute into the office just a few times a week. Most buyers are now more concerned with securing additional bedrooms and outdoor space for pets over city centre locations, and for aspiring owners weighing up the affordability of a new home, moving outside of Brighton to save half as much is a no brainer.”
